Schedule 3: Proposed sites for mixed use development
Nailsea: Land at North West Nailsea:
The Council is concerned about the vastly increased traffic that such a development will inevitably produce on roads in the vicinity that are totally inadequate. There is also concern about the risk of flooding in the area. For these reasons the Council cannot support the proposal.

Policy DM34 Housing Allocations
Persimmon Homes object to Policy DM34 Housing Allocations including Schedule 1 and Schedule 3.
Whilst the allocation of Weston Airfield (Winterstoke Village) is welcomed, the position of the Council regarding housing provision in North Somerset may need to be revised in light of the partially successful High Court challenge to aspects of the Core Strategy.
As this relates to the scale of development, it is questionable whether it is desirable for the council to

National Grid proposals in the area
The proposed mixed use allocation at North West Nailsea lies in close proximity to the proposed new 400kV
line from Bridgwater to Seabank. (please refer to drawing ref. G1979.1053c which is enclosed with this
letter). The site allocation has the potential to be affected by the associated works required on the Western
Power Distribution (WPD) network and this should be reflected in the wording of the policy.

The reference to specific areas of land for different uses should be replaced by a general comment on "community uses" and delete the reference to a "church", as this would still come under the description of community use but is unnecessarily prescriptive. We support the allocation of additional land at Bridge Farm, Weston-super-Mare, for a further 23 residential units but consider that scope exists to further extend the allocation by including land presently safeguarded for the Worle station car park extension which remains an aspirational policy with little, or no, prospect of coming forward during the plan period.
