PH2-Old Mill Road, Portishead
This site is located within tidal flood zone 3, but is outside the residual risk when considering flood defences i.e. currently defended. Drainage and operational access to the watercourse are key issues that would require clarification through a site specific FRA.

Policy PH2 Old Mill Road, Portishead
Ignis Real Estate welcomes the proposed allocation of the Old Mill Road site for redevelopment.
The existing Old Mill Road Industrial site is tired and has experienced recent pressures for change
of use applications to alternative uses. The site lies adjacent to Portishead Town Centre on one
side and abuts on the other side a Waitrose foodstore, Lidl foodstore, Travelodge Hotel and a
committed Sainsbury's Superstore. The Old Mill Road site does therefo

I think that extending the boundaries of the retail area to include Old Mill Road risks damaging the existing High Street shopping area. The two parts of the retail area, old and new, will always be severed by Wyndham Way.

Currently Portishead has a thriving High Street, even in the current economic climate we have very few empty properties. This is in no small part thanks to a town plan that places a value on this area of the town.
I can certainly see a significant argument for developing the Old Mill Road site for additional uses but I am concerned that this have the effect of creating a secondary retail area that will definately impact upon the High Street and eventually destroy the heart of our village.

Old Mill Lane - old side should be freshened up without unifying or losing historic character - contrast to new side too great.
If we are to have additional housing we should have additional places of employment - three large places of employment were lost when new Portishead was created.
There is a (not perfect) safe walking route from old Portishead to new Portishead - this must not be allowed to be lost.
Good to see Lake Grounds are not to be lost.
