Policy WSM21-Junction 21 Enterprise Area
NSC is creating a Local Development Order for this area in order to expedite the planning process. We support this approach as we are, in principle, supportive of the super pond and the Banwell flood alleviation schemes. These schemes are subject to various detailed issues and ongoing dialogue with NSC. We would request to be involved in the LDO process, to ensure adequate conditions/requirements are included to protect our flood risk interests.

The Town Council are in support of the policy aims generally however, in light of the increase in population above that of which was originally anticipated that provision of a second motorway junction at Knighcott be reviewed by North Somerset Council in order to relieve the impacts of our population growth in the long term.

Policy WSM21 Junction 21 Enterprise Area
- We welcome the recognition within the policy of implementing a simplified planning process on the allocated employment sites. We would however seek clarification as to whether the increased flexibility can be afforded to other sites which come forward within the Enterprise Area for employment uses.

Comments on Place-Making Policies
Several of the sites identified in this section of the document as listed below appear to have potential for wildlife and we therefore recommend that they should have additional wording to recognise potential ecological constraints, for example:
'development should be permitted subject to an ecological survey of the site as necessary, making provision for mitigation and compensation measures as appropriate as outlined in DM9.'
