this again is nonsense, there is a complete dearth of 1 bed units, this has been the case for a long time due to policy being against the provision yet overwhelming evidence from the ONS for decades to support falling household sizes, this is now further compounded by the housing benefit and under occupancy dilemma, so therefore all new developments must contain a high proportion of 1 bed units to redress the shortfall, genius

Policy DM35: Housing Type and Mix
To ensure that a range and choice of new housing types is available, and indeed 'deliverable' within the Plan period, it is essential to ensure that a range and choice of sites is available on which to accommodate them. Choice of location is critical to delivering the housing requirements. This should be reflected in the policy and in the allocations that are made in accordance with Policy DM34.
The support for 'aspirational housing' should apply more widely

Policy DM35 Housing Type and Mix
Persimmon Homes object to Policy DM35 Housing type and Mix.
Persimmon Homes note that the emphasis at Weston Villages should be on family housing to meet the needs of those working in the town, although a range of accommodation is required to meet all ages, household sizes, choices and tenures.

Policy DM35: Housing Type and Mix
Whilst it is recognised that residential schemes over 100 units should include a range of building types and tenures, it should be noted that not all schemes will be suitable to support small-scale builders, individually designed homes and self-build schemes. This should be reflected in the policy wording, stating that this will be sought where appropriate to the individual development.

The requirement in the policy for the type of housing that should be the emphasis at the Weston Villages should be extended to the South West Bristol urban extension that will be required and which will need to be part of this Plan when it is adopted.

DM 35 - Housing Mix and Type
Under the Background heading this "policy seeks to set out what is meant by the term 'mixed and balanced community' within theNorth Somersetcontext". However, the policy does not succeed in this task. i) The policy refers to employment lead regeneration in Weston but fails to mention the self-containment that the core strategy requires elsewhere. ii) No guidance is given on the means of assessing imbalance of various types.

The council will require that the type and mix of housing proposed on a specific site redress any imbalance in the existing local housing stock, meet the needs of local residents, and in Weston-super-Mare support employment-led regeneration (Policies WSM19 and 20).
