The new approach proposed by the Council are supported in principle. However, we consider that this approach should also be extended to smaller settlements in order to provide greater options for accommodating non-strategic housing growth.

5.45 We agree that the redevelopment and regeneration of urban sites and greenfield sites on the edge of Weston-super-Mare, within areas benefiting from flood defences is a wider sustainability benefit that outweighs flood risk. A policy detailing this would benefit decision makers in the Council. However, we question whether such a policy would comply with national guidance and suggest legal advice is taken on this matter.

There are substantial flooding risks in North Somerset related to rainfall rather than tidal flooding.
