This policy is unworkable on the grounds that the proposed safeguarding affects the gardens of private dwellings and, in some locations, the dwellings themselves. Some commercial properties are also affected. This would lead to blight and, potentially, render some properties unsaleable thereby exposing the Council to claims for compensation under ss. 149 - 171 of the Town & Country Planning Act 1990. Policy CS 10 of the adopted Core Strategy does not specifically identify Worle rail station as an area for which development proposals are likely to come forward during the Plan period, nor does it form part of the recently approved Weston Package (although the Package does include proposals for a major new car park and bus interchange on the south side of the railway). As such the policy remains aspirational with little, or no, likelihood of coming forward during the present plan period. Given

We support the allocation of additional land at Bridge Farm, Weston-super-Mare, for a further 23 residential units but consider that scope exists to further extend the allocation by including land presently safeguarded for the Worle station car park extension which remains an aspirational policy with little, or no, prospect of coming forward during the plan period.
