It should be ensured that extra capacity is provided in the strategic flood solution for any additional dwellings, over and above those numbers that the drainage infrastructure was originally designed.

We note that with the exception of the increased numbers of housing units the remainder of this Policy is unchanged. We strongly support the following key requirements;
* Retain and enhance the existing rhynes, but we would comment that the development proposals must adequately provide for their necessary maintenance.
* The delivery of the strategic flood solution plus on site mitigation measures, such as SUDs must be delivered as part of any development proposal in addition to long term mainte

The local authority proposes the changes to the policy to increase the scale of housing by 18% at Weston Villages, however in the absence of a proper assessment of the success or otherwise of existing spatial objectives, eg the jobs-led-housing strategy at WsM, or the alternative spatial options to deliver the higher housing figures, together with an updated SEA, it is not possible to determine whether this policy is sound.
Therefore this is an objection to proposed policy CS 30.

Living in the infill village of Sandford, I am obviously relieved that the majority of this building will take place in Weston super Mare and Weston Villages, and but that this will be an employment-led strategy to reduce out-commuting.

CS28: Weston-Super-Mare and CS30: Weston Villages
3.5 As already stated there is considerable reliance on the ability of Weston to produce a high level of completions year on year without delay. Furthermore, there is no information or evidence to indicate the impact of an employment led development strategy or the potential impact of viability issues (as have already been mentioned).

This policy states 'Each village will be anchored by a local centre which will provide necessary retail, health, children's services and educational and community facilities to serve local needs'. We appreciate that policy CS25 says that schools will be focal points, but we feel it is essential that primary schools particularly are located within the heart of new villages to enable children from these new villages to attend, and indeed walk to, a local school. Support the growth of Weston villages with high density housing and flats, jobs at Locking Castle and Worle around Junction 21 of the M5 and Worle Parkway station with good bus links to Weston town centre 18 hours a day and Worle Parkway.
