While we support the spatial strategy as originally set out in the Core Strategy which seeks to focus residential development at Weston-super-Mare, followed by Clevedon, Nailsea and Portishead, we are concerned about the total commitment identified for Clevedon of 707 new homes over the 20 year plan period.

This is significantly lower than the identified commitments for Nailsea, Portishead and the services villages and is not proportionate to the size and scale of Clevedon. As noted in para 1.15 of the adopted Core Strategy, Clevedon accounts for 12% of North Somerset’s population, and after Weston is the District’s main population centre. Without additional housing allocations in Clevedon, the Core Strategy’s vision for the town to be a thriving, prosperous settlement and local service centre by 2026 will not be achieved. Fundamentally, there is an extremely limited supply of affordable and market housing being delivered within the town with no major or strategic development sites either allocated or with planning permission or under construction. This shortfall will only further inflate house prices within the Town.

As highlighted above we are concerned about the Council’s identified shortfall requirement. The identification of additional housing land in Clevedon would not only support the growth of the town, it would also relieve smaller centres such as Yatton from current development pressures in terms of proposed allocations and applications which appear to be disproportionate to their size and role in comparison to Clevedon.
