Seaward Hotel, Knightstone Road. This key site forming part of the Sea Front is not referred to by the CS. Notwithstanding the site's location within the Conservation Area, there is considered significant development potential for a scheme involving redevelopment of the existing hotel premises and their replacement with a new scheme of substantial height and proportions and which would deliver a new hotel as well as new apartments, supported by on-site car parking.

Gateway Site. AGM Holdings own the freehold of this site (Sunnyside Road), amounting to circa 3 acres/1.2 hectares. The site has the benefit of historic planning permissions for offices and for mixed use scheme including offices and a new college. The site has the potential to accommodate a focal landmark development, involving a building of some considerable height, in order to meet the Council's development and planning aspirations for this site (as advocated by Policy CS29).

Francis Fox Road Car Park. AGM Holdings have no ownership interest in this site, but again in helping to meet the needs of the 'Gateway', would strongly advocate a development of the site in part, which whilst retaining the use of the land for car parking purposes, would also facilitate built development on the road frontage (thereby seeking to meet the regeneration aims of the CS).

Victoria Square. This is a multi-ownership site, which AGM Holdings have no ownership interest in. However, given that it is a key site which forms part of the regeneration proposals for Weston Sea Front, AGM are keen to see its future redevelopment secured. Given the difficulties associated with land assembly on this site, the Council should actively pursue their compulsory purchase powers to secure the site's future redevelopment.

A future redeveloped and viable Tropicana Site should be centred around a major water entertainment complex, with other associated leisure facilities, but also supported by significant new holiday accommodation, providing a major new destination on the Sea Front that would act as a destination for overnight guests, as well as daytime visitors.

Given on-going difficulties associated with land assembly, it may be realistic to pursue a scheme that involves the re-development of the Sands Nightclub site on its own, without prejudicing comprehensive development proposals on adjacent land. The preferred use for the Sands Nightclub site would be re-development for a 3-4 star hotel and supported by approriate levels of on-site car parking.
