Weston is secondary to Bristol as focus for development and should not have priority. Delivery of housing likely to be lower than that forecast in the plan, over provision at Weston is contrary to the RSS. The greatest contribution to achievement of more sustainable development patterns in the future as well as only realistic way to provide this scale of required development through this plan is by an addition to Bristol. No better alternative solution to providing the need is suggested.

The A369 this important route into Bristol is becoming increasingly busy and is dangerous. We support North Somerset's proposals for improvement to the transport infrastructure. A 'Park&Ride' was mooted at Easton in Gordano but we notice that this is not now in the proposals. This would help alleviate the problems. Strict enforcement of traffic restrictions on the A369 required. On street commuter parking an issue. Support for the SWBristol link road but may increase traffic on A369.

The draft RSS is a material consideration and should be afforded considerable weight. The Core Strategy fails the test of conformity with the RSS.The SW Bristol urban extension is not affected by the present requirement for further SEA work. RPG10 places a requirement on the local authority to carry out a Green Belt review. The practical consequence the employment led strategy at Weston is to recognise that jobs should increase at Weston and houses at SW Bristol.

Object to the change to the Green Belt proposed by the RSS and the consequent developments proposed. Particularly the lost of historic character & identity of Long Ashton, loss of play and pay golf course, and miles of public paths, urban sprawl and loss rural landscape.Plus lack of improvements to the transport infrastructure.

This policy should be reviewed to take on the new advice and policy guidance set out in PPS4 recently published, in particular policy EC7 therein relating to the planning of tourism in rural areas. It should be made clear that tourism and appropriate leisure uses will not be precluded from any areas the subject of proposals in policy CS19

By implementing such a policy, however, the Core Strategy must recognise that some development will be required on greenfield sites within, and adjoining, the main towns and service villages.Re-emphasise that there is no policy backing, at a regional or national level, for designating new Green Belt land purely to compensate for other areas that are being removed from the designation.

It is not realistic to expect all developments of 10 or more dwellings to achieve a figure of 15%, without taking account of feasibility and viability on a site by site basis. It is also noted that this figure goes beyond the requirements of the emerging RSS.Code Level 4, and higher on developments of 10 or more dwellings is not realistic and account should be taken of current national standards and feasibility and viability on a site by site basis.
