If development improves the desirability of a settlement it must be kept in mind that the less well off could be displaced through the house price market mechanism leading to less inclusive communities. It follows that when designing new places or improving existing settlements development must be of a sufficient scale to ensure that the settlement remains inclusive and offers opportunity to its entire population for decent housing, decent community facilities.

Has the Council investigated the optimum housing density for the economic and technical viability of District Heating systems? If not, the housing density figures should be altered to reflect densities that would make DH viable in as many new developments as possible.
Opposed to the RSS housing figures for South West Bristol.

People need to live, get to work, play and enjoy the landscape.
Sufficient space is allowed for play i.e. the ability to play such games as football. This does not mean that areas which are of limited capacity are designated as play areas. We have a need for children to be able to exercise. This statement also includes garden space which is usually not sufficient in size to allow play.

A good proportion of the infrastructure to serve new developments should be built at the same time as the houses are being built. Too often problems arise after residents are living in the new developments without any of the infrastructure needed to make life acceptable and they have no redress.

More emphasis should be placed on whether the `new plan` fits/blends in with the area it is going to sit in.

I support the strategy, with some caveats: Construction expertise, shortage of building inspectors, garden space, moving within communities.
