Core Strategy - Consultation Draft Chapter 3: Spatial Policies Living Within Environmental Limits CS3: Environmental Risk Management CS3: Environmental Risk Management

Historically TBPC has enhanced facilities at RPD to protect against flood risk. As a major port it will be liable to flood but exceptions to policy should be exercised in the case of development. (TBPC has to undertake Flood Risk Assessments only where development at RPD is not covered by Permitted Development Rights. In many instances development takes place that is outside PPS25.)

St Modwen reserves the right to make further comments on the approach to flood risk within the Weston Regeneration Area, until the publication of the SPD for the Weston Regeneration Area. However, St Modwen recommends that recognition is given within the policy to allow development in areas of flood risk to be considered (subject to any required assessment and mitigation measures) where essential for regeneration, or where necessary to meet the development requirements of the RSS.
