Schedule 3: Proposed sites for mixed use developments – lists Moor Lane, Backwell as a new allocation - 55 dwellings and 1 hectare of employment land

Proposals will need to consider biodiversity and railway noise and include mitigation measures where appropriate.

The scale of the employment land component appropriate to this scheme will only become clearer once further detailed work is undertaken, bearing in mind that this site has been allocated for employment purpose for in excess of 20 years but with no interest in developing it for such having come to light.

It is also noted that the 2011 SHLAA indicates a likely timeframe for delivery of the residential component as 2016-2026. For the avoidance of doubt, this is considered unduly pessimistic as it is anticipated that a planning application will be submitted in 2013/14.

Suggested change:

“and potentially up to 1 hectare of employment land, subject to: access, viability, the master planning of the site, the need to mitigate any ecological impacts, and potential provision elsewhere in the village.”
