Given on-going difficulties associated with land assembly, it may be realistic to pursue a scheme that involves the re-development of the Sands Nightclub site on its own, without prejudicing comprehensive development proposals on adjacent land. The preferred use for the Sands Nightclub site would be re-development for a 3-4 star hotel and supported by approriate levels of on-site car parking.

Suggested Amendment: The general wording and aims of Policy CS29 are endorsed, subject to recognition of other sites which can help deliver the regeneration benefits as outline below, ie Knightstone hotels site (Site 3 on attached Site Location Plan). The Policy does need to be updated to refer to PPS4: Planning for Sustainable Economic Growth (December 2009) which has now replaced PPS6: Planning for Town Centres.
