General Points

All sites in Yatton drain into the lowest parts of the IDB area – refer to comments in introduction section of consultation. Most but not all of the town is elevated and thus free from tidal and fluvial flood risk but in addition to any necessary local-to-site drainage measures (via S106 agreements) all future developments would be expected to contribute to the cost of strategic improvements in the wider catchment area.


Land to the east of Wemberham Lane, Yatton

Although protected from fluvial flooding by higher ground to the south, this site is particularly low lying and like nearby commercial sites and would require surface water to be pumped away via a new surface water sewer. This was a factor in the decision not to proceed with two earlier proposals for the site.
