-Site is important as woodland edge habitat with landscape value. It adjoins Nowhere Wood (Trendlewood Park) and acts as a green buffer and green corridor from Station Road and housing. Site provides a tranquil approach to the wood and park. This would be reduced or destroyed by housing development.

-Site adjoins wildlife meadows on playing fields created as habitat for insects,birds and mammals.Bats use the mature trees on the site for foraging.

-15 units of housing would be out of keeping with low density housing in this area.

-15 units of housing would require road construction and would increase traffic congestion and hazards on Station Road
