Having looked at the site from an ordinary watercourse, surface water and ground water flooding point of view we have the following comments: Drainage Category 3 - Sites which will not drain easily and therefore might not be viable as they would require pumping Reason – Known flooding and constraints for conveyance. Pumping would be required

Land to the east and west of Wemberham Lane: We would like to see an industrial estate for small enterprises or office units on the east side as businesses would easily access public transport. The west side would be more appropriate for housing development.
