Fluvial and Tidal Flood Zone 3, FRA should investigate flood compensation, floor levels with no sleeping on the ground floor.

Having looked at the site from an ordinary watercourse, surface water and ground water flooding point of view we have the following comments:
Drainage Category 2 - The site could be drained by sustainable drainage, however there are constraints and these need to be considered in the design
Reason – 30% reduction in runoff required - Poorly draining
