This is a past landfill site which accepted industrial, commercial and household waste and may therefore be producing landfill gas. Waste Management Paper 27 advises that “domestic housing should not therefore be built on landfills which are gassing”. “Whenever development is proposed on or adjacent to a landfill site, a comprehensive investigation of the site, the development, and the possible effect of the development on the landfill is essential”.

The HCA welcome the inclusion of the Weston Links site in the Site Allocations Plan and would support the extension of the proposed allocation to include Hutton Moor.
The HCA propose that both sites should be allocated in combination for residential and mixed use in order to mitigate the higher remediation costs associated with the former landfill site.
As part of these proposals, the existing playing fields adjacent to Hutton Moor Leisure Centre would be relocated onto the Weston Links site.

In acknowledgement of this site’s position within Junction 21 Enterprise Area EDS support concept of masterplan approach, led by NSC, seeking to maximise employment generation from the 2.5 Ha while providing commercially viable yet high-quality built environment commensurate to high-profile nature of site.

Employment element - Having looked at the site from an ordinary watercourse, surface water and ground water flooding point of view we have the following comments:
Drainage Category 1 - Easily drained and sustainable drainage could be implemented easily
Reason - Main river culvert under the site and ordinary watercourse culvert. Opportunities for bespoke infiltration SuDS
