Employment element - Having looked at the site from an ordinary watercourse, surface water and ground water flooding point of view we have the following comments:
Drainage Category 1 - Easily drained and sustainable drainage could be implemented easily
Reason - Highly variable permeability. Infiltration/soakaway test required and consider whether infiltration can be used as a SuDS technique alongside water storage (in ponds/chambers) and re-use.

We would expect the sites at Land to the west of Winterstoke Road, to meet one of the five exceptions above but in particular E4 - “The playing field or playing fields which would be lost as a result of the proposed development would be replaced by a playing field or playing fields of an equivalent or better quality and of equivalent or greater quantity, in a suitable location and subject to equivalent or better management arrangements, prior to the commencement of the development
