Gladman consider that the Service Villages and Infill Villages can play a much wider role in achieving the Plan’s objectives and delivering housing growth to meet local needs. Gladman have a number of sites that are being promoted through the planning process within the Service Villages and Infill Villages that are sustainably located, deliverable and without constraint.

Proposed mixed use allocation at Portbury House, Clevedon.It is noted from the Employment Allocation Review (March 2016) that the extant allocation at Clevedon 5/20 is proposed to be consolidated with part of the former allocation (north west parcel) to be removed altogether. No explanation for this is given in the background document although reference is made to the listed building and its curtilage.

Schedule 1 only includes some general notes and does not identify any site specific requirements, such as what new or improved transport infrastructure will be required to support their delivery, which would be useful. Therefore the policy SA3 wording is somewhat misleading in the context of the current schedule.

We support mixed use of sites that meet the needs of the local population and recognise the constraints of individual locations and provides appropriate environmental protection and mitigation.

It is suggested that a key consideration included within Schedule 1 should be that views both from within and towards the Mendip Hills AONB should be protected e.g. through appropriate scale of development, layout, design and landscaping
