Agree with the Plan. There is such a huge potential for regeneration and revitalisation and the Council has done a fantastic job so far including on the SuperWeston platform.

Policy SP5: Towns and Policy SP6: Villages and Rural Areas. Whilst having no specific objection to these policies, it is concerning that the Plan does not make reference to development opportunities on the edge of Bristol but that are within North Somerset. Such areas, including the WFT land, represent some of the most sustainable locations for new residential development and, given proposals elsewhere in the Plan to remove several such areas from the Green Belt and identify them for residential

We are not sufficiently familiar with the particular characteristics or environmental interests of the Towns villages and rural areas being investigated for growth to comment in detail on their suitability: however, we note that a number of settlements are close to national and international designated sites, including the North Somerset and Mendip Bats SAC and component SSSIs, and the Severn Estuary SSSI, SPA, SAC, Ramsar site; while others are within or in the setting of the Mendip Hills AONB

3.26 This draft policy encourages uses that support, maintain or enhance the viability and vitality of Weston-super-
Mare, Clevedon, Nailsea and Portishead within their settlement boundaries, and expects uses to enhance
the towns' role and function.
3.27 Whilst we do not object to the requirements of the draft policy, it does not provide a great deal of information

SP5 Towns - object
The first bullet of Policy SP5 should be deleted as 'making a positive contribution to the built environment' is a matter best addressed through placemaking policy SP4. It is also unreasonable to expect all new developments in the urban area to provide green infrastructure. Some town centre upper floor developments will of course struggle to do so.

We support the identification of Weston Super Mare as one of the most sustainable locations within North Somerset, owing to its range of services, facilities and jobs, and accessibility from surrounding areas. We welcome the recognition that sequentially, Weston Super Mare should be one of the first places to consider in terms of considering future development opportunities, and the Lyefield Road site strongly accords with the vision and direction of this draft Policy.

All new development must be in accordance with the National Planning Policy Framework (NPPF), and the Water Framework Directive (WFD). CPRE support the approach for new development within the settlement boundaries of Weston-super-Mare, Clevedon, Nailsea and Portishead.
We agree that sequentially, they should be the first places to consider in terms of future development. We recognise the acknowledgement that new development in these areas should enhance placemaking and be of high quality design.
