Persimmon Homes is supportive of the principle of Policy SP5 inasmuch as it focuses upon supporting new development where it positively contributes towards the built environment. Where development supports and enables sustainable modes of transport such tangible benefits can be derived from delivering mixed forms of development. It is therefore sensible for the policy to include wording which encourages where appropriate, mixed development which supports the draft policy principles of Policy SP5

Again, as in SP3, Pill and Easton-in-Gordano is a rural village with only a limited range of services. It is not a semi-urban settlement having the characteristics of a town with a full complement of essential and non-essential services providing choice and value for those living there.

It is not clear from the current proposals how the above is going to be achieved if the land to the South West of Nailsea is developed. Much of it is too far from the train station to be a viable walking option (more than 20 minutes), the infrastructure - road - in this part of the town are limited and mainly rural. It is the further point away from the town centre with few local amenities, and no clear plan on how this will link in with the rest of the town from a sustainable transport point of
