In relation to both the employment and residential development elements of this policy, this should permit an increased level of development than the limited extent currently envisaged under the proposed policy.
Yatton should be considered to be a market town the subject of this policy.

In light of the representations made under policies CS13, CS14 and CS20, consequential amendments will be required to this policy to give effect to same.

The policy appears to indicate that mixed use schemes will not be permitted where a local
housing need is not demonstrated. The HCA however, has concerns that this may hinder the
delivery of affordable housing if general housing schemes are precluded from coming

Yatton should be considered to be a market town the subject of this policy. Land on the north west side of Yatton is available and would be suitable for development should it be required to meet some element of the strategic development needs of the district.

Currently the Green Belt boundary is tightly drawn around Portishead but in aspiring
to achieve the employment growth needs of Portishead, complicated by the
competing demands for land for housing development, minor changes to the Green
Belt boundary on the edge of Portishead be required to accommodate further
development at Portis Fields.

Gladman welcome the identification of Portishead for continued encouragement from the council towards the take-up of existing business premises, site allocations and the expansion of existing businesses.

The Agency was informed that further growth from Clevedon to Portishead (Area 1 in SFRA Level 2) was not going to occur, as existing permissions and built developments achieved the required housing figures.
