The Green Belt around Failand should be preserved. 500 densely packed new homes are totally inappropriate for what is currently open countryside on the edge of a small settlement.

Bristol Water objects to Policy CS32 and Policy CS33 as currently worded. New housing and employment development should not be required to be located only within settlements and adjacent to settlement boundaries. Policy CS33 suggests that employment development in the open countryside will not be permitted. This clearly excludes the potential for sites within the countryside to contribute to positive economic growth.

PPS1, PPS 7,PPS 4 recognise needs of both urban and rural areas. Avoid use of productive agricultural land for housing. Explore use of brown field sites before turning to large scale Greenfield development. Housing provision is targeted in and around market towns, but small scale village/countryside housing needed.Policy should allow housing for retired prople and 1st time buyers. Policy should reflect Taylor Review. Mix of rural housing and employment opportunities needed
